Updated review after 2 years here.
Pros: Updated & really nice interiors with no ugly shag carpet. Close to winco & other stores/food options. Safe area. Great hot tub & pool. Gym is decent. Maintenance team is prompt.
Cons:
1. Price. They will raise your rent $150 or more each year which is insane. The media package they force you to add to the rent is such a scam. Worst internet Iâve ever used, always cutting out. Router in the living room doesnât work for my bedroom with the door closed. Seriously so bad itâs $150/month for the package & it probably only costs them $25. Abhorrent. Pet rent is also high.
2. Noise. The 3/2 ground units have 2 separate apartments above them. The walls are paper thin. I can hear the upstairs neighbor open her dresser drawers, sing, what they are watching on TV. Everything. They donât seem to limit the number of people that can live in one apartment either when they should.
3. Parking. Parking is bad. The lease says you need to park a car in the garage should your apartment have one & more than half of those with the garages donât. Because they use it for storage & have too many people living there. Tons of cars for one apartment. They were going to do parking decals but that never happened.
4. During the summer the pool is so overrun with people & tons of kids that donât even live here because people that do live here just let them in when they ask. Many of which are unruly & their parents should have used birth control. It is often closed a bunch for maintenance or some reason, putting that CAM fee to good use.
5. Leaving or renewing. They make it impossible to leave because they want 60 day notice. Most other places want you in within 2 weeks of signing the lease, so you will be double renting. Even if you do month to month at Riverwalk itâs an extra $300 on top of your rent plus they still want a 60 day notice. Itâs not to clean it I donât buy that. Iâve seen the girl up front walking around with a little bucket of cleaning supplies to touch it up after the renters cleaned & left to show prospective tenants. So if you are going to leave, start looking for places 3 months in advance that arenât going to be available for at least 3 months.
Overall the 3 stars is for the quality of the apartment. I like the floors, carpets, fixtures, etc.
Iâm sure they will leave a generic comment, but they have no bargaining power thatâs corporate, so contacting them back would be a useless waste of time.
