Where to start. At first showing, things were great. I was deciding between this and 2 other apartments. I decided to go with Riverwalk due to the location. After passing on the other apartments (that were quickly taken after I passed), and agreeing to the apartment at Riverwalk I ran into the first issue with this complex.
Issue #1:
After going through the showing of the apartments at Riverwalk, agreeing, and then paying the deposit... Our leasing agent Yulia, sends us the documentation and first bill. Note, our move in date was July 15th. Our first bill which should have been deposit + pro-rated first month (07/15 - 07/30) and + our first month. At no time during the showing of the apartments, the deposit collection, nor anytime before receiving this prorated first bill was I explained that there are 2 different rates for this apartment. Apparently, there is a "Market" rate (which was/is never discussed), and there is a promotional rate. The only amount that was ever discussed at any point in time was the promotional rate (it was even written down, without another being shown). So when I got my first bill, and it was $400 more than what was expected, I asked Yulia, to which she responded, "oh, if you don't move in on the 1st of the month, your first month is pro-rated based on the 'Market' rate." As you can imagine, I was pretty upset about this as I feel I had been mislead and lied to about what my rent was supposed to be. Apparently this company can come up with an arbitrary "market" rate that is never shown, or spoken about and charge you for it despite getting a promotional rate for the other months. It doesn't make sense, and feels very sneaky and dishonest. If you don't tell someone there is a different rate, and then you charge them, that is a LIE. The unfortunate part is, I couldn't opt out at this point as other places no longer had availability. I was stuck paying an extra $400. After speaking to other properties, this is not common and they were surprised Riverwalk does this.
Issue #2:
The apartment was either way too hot, or way too cold. At all times. It was discovered that the air vent located within the laundry area has no cover or filter on it. Yes you heard that right. There is a hole in the ceiling of the laundry area that is uncovered. The unfortunate part is, the thermostat is located right outside of that laundry area. Which means the thermostat thinks that it is cold in the unit when its blistering hot, and it thinks its hot when its freezing cold in the rest of the unit. After submitting a ticket to maintenance, maintenance told me that there was nothing that they could do, and we just had to deal with it. Well, the only way we were able to deal with it was to pay outrageously high utility bills as our thermostat was constantly battling an open hole to the elements. So get ready to pay double the amount in utilities if you move here.
Issue #3:
Bugs. Jesus Christ there are so many bugs. If you don't like spiders, just skip this property. My front door was adorned with spider webs and spiders crawling on the door handles. Or hanging from the top of the door frame as you leave.
Issue #4:
The move out process. I get that apartments are going to try and screw you. But we were charged for carpet replacement for both rooms. One could have been argued that needed it. But the other was basically un-lived in. Maybe a trip or two by guests to use the bathroom (there isn't a community bathroom). It was basically as it was given. What was frustrating... is that it was deemed replaced the day after we moved out. When asking for pictures, ones were given as when we moved out. Where were the attempts to clean? Especially with such minimal use? Isn't this just normal wear and tear?
There are other issues, but there is a limit on characters in this review. I would avoid this property at all cost. Found it interesting that so many move out of here after only 1 year. Unfortunately I am going to have to go the legal route just for them to be honest.
